Reset chimney pots and flaunch stack with sharp sand/cement mortar (3:1) containing proprietary waterproofing additive finished with weathered surface.

Take down at least ... courses of brickwork to the ... chimney stack. Rebuild using new or sound second-hand bricks set in cement mortar. Rake out existing brickwork to a depth of 20mm, brush out debris wet and repoint new and existing brickwork in suitable cement mortar.

Strip the dormer roof covering complete including ridge tiles, battens and cheeks; examine exposed structural timbers including ridge board, spars, plates and struts and replace all rotted, weak or broken members to leave carcass structurally sound. Examine boarded cheeks and replace all broken or rotted sections with sound sections to match, securely fixed and left smooth and even. Lay roofing felt to BS 747:1977 on pitched slopes and fix to boarded cheeks. Lay 25mm x 50mm treated timber battens on felt covered slopes to original gauge and recover the dormer roof structure using sound salvaged or new to match original, fixed with non-ferrous nails to original lap on pitched slopes and cheeks all let into existing main roof weatherings at valleys and vertical abutments and finished with sound salvaged ridge tiles or new ridge tiles to match originals bedded on sharp sand/cement mortar (3:1) with bed and perpendicular joints struck flush.



External \ DORMER ROOFS AND SKYLIGHTS \   
Examine all existing coverings, soakers and flashings to roof and cheeks of dormer windows in the ... roof. Replace where necessary all defective covering materials and timbers to match original. Make good all works disturbed and leave in a sound and watertight condition.



External \ DORMER ROOFS AND SKYLIGHTS \   
Overhaul the skylight to the roof. Renew all rotten or defective timbers to the frame and casement. Replace any broken glazing, hinges and casement stay. Leave in sound weatherproof condition.



External \ DORMER ROOFS AND SKYLIGHTS \   
Take out the defective skylight to the ... roof. Provide and fit a suitable new frame and glazed, openable casement complete with fittings. Leave in a sound and weatherproof condition on completion.



External \ External Paintwork \   
Properly prepare for repainting the ... stonework and rendering. Stabilise as necessary and apply minimum of 2 coats of suitable masonry emulsion paint.

Properly prepare for repainting all timber surfaces. Rub down, knot, stop and renew defective putties as necessary. Prime and apply minimum of two coats of suitable oil based gloss paint.

Take down the rainwater gutters complete; remove the rotted fascia boards and replace with new fascia boards securely fixed and protected all round with a three-coat (minimum) paint system. Refix rainwater gutters to original configuration using sound salvaged rainwater gutters or new rainwater gutter sections to match original, ensuring falls for complete rainwater clearance and securing with matching brackets at 1.00m (maximum) centres.



External \ Gutters, down-pipes etc. \   
Examine, overhaul and clean out the guttering .... Renew defective lengths, remake leaking joints and realign as necessary leaving guttering in a sound free running condition.

Rake out all pointing to brick built parapet wall to depth of 15mm. Cut out all perished brickwork back to sound base, brush off, apply proprietary type petrifying liquid in accordance with manufacturers printing instructions and "dub-out" as necessary. Render parapet wall using sharp sand/cement mortar (3:1) in two-coat application with final coat float finished and including stop bead carried down overflashing to form drip.



External \ Party parapet wall \   
Take down at least ... courses of bricks to the ... party parapet wall. Rebuild to match existing using new or sound second-hand bricks set in good cement mortar with suitable DPC inserted as necessary. Rake out existing brickwork pointing to a depth of 20mm. Brush out debris, wet and re-point new and existing brickwork using good cement. Renew defective fillets, flashings and soakers as necessary. Make good all works disturbed.



External \ Party parapet wall \   
Take down all defective brickwork to the ... party parapet wall. Re-build to match existing using new or sound second-hand bricks set in good cement mortar with suitable DPC inserted as necessary. Rake out existing brickwork pointing to depth of 20mm, brush out debris, wet and re-point new and existing brickwork using good cement mortar tinted as necessary. External \ Rainwater Guter/Pipes \   
Clear the choked guttering ... and leave in a sound free running condition.

External \ Roofs \ Asbestos   
Strip off the defective asbestos roof covering .... Expose and examine the roof timbers and renew as necessary with sound well-seasoned timbers. Re-cover the roof using approved materials and leave roof sound and watertight on completion.



External \ Roofs \ Asphalt   
Cut out the leaking sections of asphalt flat roof covering; clean off the exposed solid deck and make good as necessary leaving smooth and even with sufficient falls for self-drainage (1:80min). Lay sheathing felt to BS 747:1977 and patch exposed areas with mastic asphalt to BS 6925:1988 applied in two even coats worked to bond completely with existing sound asphalt sections and finished flush with sound asphalt surface.Strip the leaking asphalt covered flat roof complete; examine exposed timbers and replace all loose, broken or rotted members including wall-plates, joists and boards to leave roof carcass structurally sound and deck smooth and even with sufficient falls for self-drainage (1:80min). Lay sheathing felt to BS 747:1977 and recover roof with mastic asphalt to BS 6925:1988 all in accordance with British Standard C.P. 144.



External \ Roofs \ Concrete   
Overhaul the leaking and defective concrete ... roof. Rake out and otherwise prepare cracks and seal with bitumen filler, apply two coats of approved waterproofing compound to whole roof surface and leave in a watertight condition.



External \ Roofs \ Coping & parapets   
Clean out and examine the ... centre valley gutter. Suitably repair all split or otherwise defective areas. Leave in a sound and watertight condition.



External \ Roofs \ Coping & parapets   
Take off coping stones to parapet wall and clean off. Rebed sound salvaged or new coping stones to match on sand/cement mortar (3:1) with joints struck flush on completion.



External \ Roofs \ Corrugated Iron   
Strip off the defective corrugated iron roof covering .... Expose and examine the roof timbers and renew as necessary with sound well-seasoned timbers. Re-cover the roof using approved materials and leave roof sound and watertight on completion.



External \ Roofs \ Felt   
Strip the sheet covering from the structurally unsound sections of flat roof; examine the exposed structural timbers including joists, wall-plates and boards and replace all broken, weak or decayed members with sound treated members of suitable section properly positioned and correctly inserted into roof carcass to leave structurally sound and deck smooth and even with sufficient falls for self-drainage. Lay underfelt to BS 747:1977 and recover exposed sections with properly let into existing coverings and weatherings all in accordance with British Standard C.P. 143.



External \ Roofs \ Fillets & Soakers   
Remove loose, cracked or perished fillets to ... roof slopes. Provide new fillets in suitable cement and sand mortar incorporating a waterproofing additive.



External \ Roofs \ Fillets & Soakers   
Strip off where defective and renew soakers and flashings in 14 gauge zinc. Soakers to be 200mm plus length of slate with a 75mm upstand against each abutment.



External \ Roofs \ Parapet & Valley Gutters   
Clean out and examine the ... parapet gutter. Suitably repair all split or otherwise defective areas. Leave in a sound and watertight condition.



External \ Roofs \ Parapet wall   
Rake out all pointing to brick built parapet wall to depth of 15mm. Cut out all perished brickwork back to sound base, brush off, apply proprietary type petrifying liquid in accordance with manufacturers printing instructions and "dub-out" as necessary. Render parapet wall using sharp sand/cement mortar (3:1) in two-coat application with final coat float finished and including e.m.1./stop bead carried down overflashing to form drip.



External \ Roofs \ Parapet wall   
Hack off all loose or deteriorated sections of cement rendering and rake out exposed brick joints to depth of 15mm. Render exposed sections using sharp sand/cement (3:1) in two coat application with final coat float finished flush with existing sound sections.



External \ Roofs \ Parapet wall   
Take down all defective brickwork to the ... parapet wall. Re-build to match existing using new or sound second-hand bricks set in good cement mortar with suitable DPC inserted as necessary. Rake out existing brickwork pointing to depth of 20mm, brush out debris, wet and re-point new and existing brickwork using good cement mortar tinted as necessary. Renew defective fillets, flashings and soakers as necessary. Make good all works disturbed.



External \ Roofs \ Parapet wall   
Take down at least ... courses of bricks to the ... parapet wall. Rebuild to match existing using new or sound second-hand bricks set in good cement mortar with suitable damp proof course inserted as necessary. Rake out existing brickwork pointing to a depth of 20mm. Brush out debris, wet and re-point new and existing brickwork using good cement. Renew defective fillets, flashings and soakers as necessary. Make good all works disturbed.



External \ Roofs \ Slate   
Strip the slated roof covering complete including slate battens. Examine exposed structural timbers and replace all rotted, weak or broken members to leave roof carcass structurally sound. Lay underfelt to BS 747:1977 and 25mm x 50mm treated timber battens set to an appropriate gauge. Recover roof using new or sound salvaged slates to suitable lap, fixed with non-ferrous nails. Provide sheet metal soakers, flashings and general roof weatherings all wedged and let 19mm into vertical brick abutments and pointed in sand/cement (3:1) mortar with joints struck flush and verge courses bedded on sand/cement (3:1) struck flush at gable. On completion lay suitable type sound salvaged ridge/hip tiles or new ridge/hip tiles bedded on sharp sand/cement (3:1) mortar with bed and perpendicular joints struck flush.



External \ Roofs \ Slate   
Strip off all slates to the centre valley roof slopes. Examine roof timbers and replace all rotten or defective members using sound well-seasoned timber of suitable dimensions.



External \ Roofs \ Slate   
Strip out the existing ... centre valley gutter complete. Provide and lay new gutter linings in 14 gauge zinc laid on a continuous layer of roofing felt and dressed up roof slopes over tilting fillets to form gutter of 150mm depth, joined in length by welted joints laid flat in the direction of fall and to include fixing with nailed tingles. Where drips exist in gutter length, drip joints shall be reformed and zinc dressed to gutter outlets.



External \ Roofs \ Slate   
Re-slate using new or sound second-hand slates securely fixed with non-ferrous nails to suitable battens, fixed to a proper gauge on approved felt lining. Renew any defective soakers, flashings, and fillets (soakers and flashings to be in 14 gauge zinc, and fillets to be in suitable mortar mix incorporating a waterproofing additive). Re-bed loose hip tiles where appropriate and replace tiles where missing or defective. Leave roof sound and watertight on completion.



External \ Roofs \ Slate   
Strip off three courses of slates from either side of the centre valley gutter. Strip out the existing centre valley gutter complete. Provide and lay new gutter linings in 14 gauge zinc laid on a continuous layer of roofing felt and dressed up the roof slopes over tilting fillets to form gutter of 150mm depth, joined in length by welted joints and laid flat in the direction of fall and to include fixing with nailed tingles. Where drips exist in gutter length, drip joints shall be reformed and zinc dressed to gutter outlets. Re-slate using new or sound second-hand slates securely fixed with non-ferrous nails to suitable battens, fixed to a proper gauge on approved felt lining. Renew any defective soakers, flashings, and fillets (soakers and flashings to be in 14 gauge zinc, and fillets to be in suitable mortar mix incorporating a waterproofing additive). Re-bed loose hip tiles where appropriate and replace where missing or defective. Leave roof sound and watertight on completion.



External \ Roofs \ Slate   
Strip the slated covering from the structurally unsound sections of the roof, examine the exposed structural timbers including rafters, purlins, struts and wall-plates and replace all weak, broken or decayed members with sound treated members of suitable section properly positioned and correctly inserted into roof carcass. Recover the exposed sections with sound salvaged slates or new slates to match, laid on 25mm x 50mm treated timber battens and fixed with non-ferrous nails to existing lap/bond including insertion of new sheet metal weatherings, or other suitable material as necessary and replacement of ridge/hip tiles as necessary to leave roof in sound and weatherproof condition.



External \ Roofs \ Slate   
Re-fix all loose and slipped sound slates ... and renew missing and defective slates. Leave in a sound and weatherproof condition making good all work disturbed.



External \ Roofs \ Slate   
Take off slates to one side of ... parapet gutter and set aside sound slates for re-use. Strip out existing gutter, provide and lay new gutter linings in 14 gauge zinc laid on continuous layer of roofing felt, dress up wall face to form gutter of 150mm depth joined in length by welted joints laid flat in the direction of fall and to include fixing with nailed tingles. Re-fix slates and leave in a sound and watertight condition.



External \ Roofs \ Tiles   
Strip the clay-tiled roof covering complete including the battens; examine exposed structural timbers and replace all rotted, weak or broken members to leave roof carcass structurally sound. Lay underfelt to BS 747:1977 and 19mm x 38mm treated timber battens set to an appropriate gauge. Recover roof using new or sound salvaged clay tiles to suitable lap, fixed with non-ferrous nails; provide sheet metal soakers, flashings and general roof weatherings all wedged and let 19mm into vertical brick abutments and pointed in sand/cement (3:1) mortar with joints struck flush and verge courses bedded on sand/cement (3:1) mortar struck flush at gable. On completion lay suitable type sound salvaged ridge/hip tiles or new ridge/hip tiles bedded on sharp sand/cement (3:1) mortar with bed and perpendicular joints struck flush.



External \ Roofs \ Tiles   
Strip off all tiles to the centre valley roof slopes. Examine roof timbers and replace all rotten or defective members using sound well-seasoned timber of suitable dimensions.



External \ Roofs \ Tiles   
Strip out the existing ... centre valley gutter complete. Timbers should only be burnt on site if this can be done without causing a nuisance; otherwise timber should be carted away in a sheeted container/skip. When works are compete thoroughly clean the work area (and any other areas as directed by the Environmental Health Officer / Technical officer) using an Industrial vacuum cleaner fitted with a Type H filter. Ventilate the work area to the open air and ensure that no unauthorised person is admitted to the area for a time agreed with the Environmental Health officer / technical officer. This time will be at least 48 hours after completion of treatment. All work must be carried out as detailed in the written METHOD STATEMENT.
